Adam Kapner

Principal

Adam Kapner is the Founder and Principal at NYC Apartment Management Inc. and Vanderbilt NYC APT, Inc in 2013. For a decade, Adam has refined his skills by managing New York City Co-ops, Condos, Brownstones, Foreign Investors of Single Units and Developers. He has specialized in boutique brokerage sales—specifically representing buyers and sellers in the Lincoln Towers complex on Manhattan’s Upper West Side. Currently, Adam oversees a staff of ten, direct marketing initiatives for properties and manages over 350 units across 20 buildings.

John Cirella

John Cirella oversees daily operations, onsite staff, and large capital projects specifically for cooperative and condominium properties at Vanderbilt NYC APT, Inc.

Drawing on over 10 years of diversified real estate experience, John manages a varied portfolio and serves as the primary point of contact between superintendents, building staff, contractors, and vendors. He provides regular updates to Boards during routine Board Meetings and Annual Meetings with building ownership.

A graduate of St. John’s University’s Tobin College of Business with a focus in Real Estate Management, John has built strong relationships with contractors, building staff, and sponsor ownership across multiple properties. Through both scheduled and impromptu property inspections, he maintains close oversight of building activities to ensure smooth operations and instill confidence in ownership.

Jessica Cipollone

Director of Operations & Controller

Jessica Cipollone joined Vanderbilt in 2015 as Director of Operations & Controller, overseeing the administration of all payroll, accounts receivable, and accounts payable across Vanderbilt’s portfolio.

She is also responsible for tracking reserve funds, managing working capital accounts, performing bank reconciliations, and overseeing receipts and disbursements. Jessica brings a depth of knowledge gained through years of accounting experience, serving as Vanderbilt’s in-house accountant for New York multi-dwelling apartment buildings and HOA associations.

Paul Lowenfels

Paul Lowenfels brings over 20 years of diversified real estate experience to Vanderbilt NYC APT, Inc. He began his career in 2003 with a major New York management firm, where he managed a varied portfolio of Class A residential buildings and commercial office properties.

At Vanderbilt, Paul oversees day-to-day maintenance and capital projects for numerous cooperative and condominium properties. He attends regular Board and Annual Meetings to report on ongoing, upcoming, and completed operations, serving as the primary liaison between Boards and building staff.

Paul regularly conducts property inspections and maintains strong working relationships with building staff, contractors, and owners across the Vanderbilt portfolio.

Laura Gonzalez

Transfer Coordinator

Laura Gonzalez is the Coordinator and Liaison of the Closing/Lease Department, responsible for expediting all leases, sales, sublets, estate transfers, assignments, and overseeing alteration applications for all Vanderbilt NYC Apt. properties.

She also manages the collection of Flip Taxes, Transfer Fees, and other closing-related revenues for the various properties Vanderbilt NYC Apt. represents. Additionally, Laura handles building violation removals, liaises with Boards and Owners, processes tax abatements, and coordinates with banks, appraisers, and building service employees.

Laura maintains the sublet status for all units in the portfolio, communicates with unit owners about sublet expiration dates, and sends renewal or new application forms to the Boards of the respective properties. She reviews all new applications and guides ownership in approving prospective residents. Laura coordinates interviews, prepares leases, and informs prospective buyers of ownership decisions.

She also facilitates all major renovations, ensuring that all work is completed by licensed and insured contractors according to approved plans. It is imperative that contractors provide certificates of insurance. In many cases, the owner may engage an architect to oversee a capital project on their behalf.

Alba Beato

Compliance, Operations & Residential Communication

With over 15 years of diverse onsite experience in real estate management, Alba brings a vital skill set to Vanderbilt NYC Apt. Inc., enabling strong residential communication and effective multitasking across a variety of properties in our portfolio. Her work fosters the development and maintenance of reliable relationships with residents, boards, and vendors.

Alba ensures routine direct communication with onsite staff, often multiple times daily. By maintaining close contact with superintendents, doormen, handymen, vendors, and other relevant parties associated with each community, she serves as a key point of contact for managing day-to-day tasks and routine operations.

Specializing in NYC compliance, Alba coordinates each building vendor with their respective compliance items and calendars. When necessary, she liaises with the appropriate violation attorneys to guarantee multiple layers of protection, ensuring that nothing falls through the cracks.

Anna Papaoinnou

Accounts Manager

Anna Papaioannou joined Vanderbilt in 2014 as head of bookkeeping, primarily responsible for managing all day-to-day accounts payable and receivable functions.

She began her career as an administrative professional for a prominent Manhattan real estate developer and brings over ten years of administrative experience, during which she has finely honed her skills. With excellent organizational abilities and a talent for solving the complexities of property management, Anna serves as the administrative foundation of NYC Apartment Management. Her unique personal touch also supports daily client relations across Vanderbilt’s extensive portfolio.

Anna manages all residential billing adjustments, monthly statements, and maintenance invoices, and oversees receivables, ACH transactions, and lockbox receipts. She provides detailed monthly reports to Board members, available through both Vanderbilt’s monthly management reports and the online portal via RapidPay, ensuring complete transparency of all paid invoices and outstanding payables for each property.

Haris Biberaj

Director of Operations

At Vanderbilt NYC APT, Inc., Haris leverages his extensive experience to manage a diverse portfolio of properties and oversee daily maintenance operations.

He maintains direct communication with staff, superintendents, vendors, and other relevant parties for each community, and serves as the primary contact for various Boards and Ownership by conducting regular property inspections of the properties within the Portfolio.

Dzevat (Jimmy) Beharovic

Dzevat (Jimmy) Beharovic brings over 20 years of diverse experience in real estate management. His ability to multitask and provide personalized service across a wide range of properties equips Vanderbilt NYC Apt. Inc. with a valuable skill set that supports the development and maintenance of strong relationships with residents, boards, and vendors.

He maintains direct communication with staff, superintendents, vendors, and other key parties associated with each community, serving as the primary liaison for various Boards and Ownership achieved through the regular inspection of properties within the Portfolio.
